I-77 Commerce Center, Flex Building

About

This project involved the construction of three flex warehouse buildings, ranging from 35,000 to 80,000 square feet, within the planned I‑77 Commerce Center industrial development in Charlotte, North Carolina. Each building features a steel structural frame with cast‑in‑place concrete tilt‑up wall panels and is supported on shallow foundations with slab‑on‑grade floors. GTA provided geotechnical consulting during final design and throughout construction, along with construction materials testing and special inspections services.

The site’s proximity to Interstate I‑77, an accelerated project schedule, and challenging underlying geology required a thoughtful and proactive geotechnical approach. These challenges were effectively addressed through detailed subsurface evaluation and coordinated design recommendations during pre‑construction, followed by thorough field observation, testing, and responsive consultation during construction. GTA’s ability to collaborate quickly with the design team and contractor as unforeseen conditions emerged helped maintain progress and minimize impacts to both schedule and budget.
