GTA provided geotechnical engineering for site preparation and foundation design, along with materials engineering and testing services and special inspections, for the 38‑story, 456‑foot‑tall, 350‑unit residential tower. The building features an 11th‑floor cantilevered, resort‑style saltwater pool and sundeck, street‑level retail spaces, a 13‑level parking garage accommodating more than 500 vehicles, and three levels of below‑grade construction. The street level of Prime is home to a Pagani showroom, the seventh U.S. location for the highly exclusive Pagani brand.

The building uses a “stacked‑box” geometry that complements its sister high-rise, the award-winning Alcove luxury apartment tower, for which GTA provided similar services. Prime includes a spread foundation bearing on the bedrock surface with an allowable bearing capacity of 200 ksf. The structure incorporates high‑strength concrete columns and beams with post‑tensioned concrete slabs. During construction, GTA’s services included daily observation of reinforcing steel installation, masonry and grout testing, post‑tensioning cable installation and stressing, and concrete placement observations, including high‑strength concrete testing.
